In January 2023, they launched an AI-powered feature that lets you search for homes using natural language phrases like, “What are some $700K homes in Charlotte with a backyard?” or “Where can I find an open house near me with four bedrooms?” (source)

Do you know how we usually start with a location and then filter homes? 

Well, not anymore…Now you can just type your search right into the Zillow search bar. 

Plus, you can save your searches and even get notified when new listings match your criteria. 

According to Jenny Arden, Zillow’s chief design officer, this tool is a game changer since it simplifies house hunting by giving users an easy, modern way to search for homes with spot-on results.

But how does it work? 

Zillow’s natural language search feature scans millions of listing details to bring potential buyers those relevant results. It uses machine learning to better understand the search queries. 

Additionally, the company plans on investing even more in AI and machine learning to enhance its features and create a one-stop digital ecosystem for all things moving-related.

2) Redfin

When Zillow makes a move, then Redfin and Trulia are not too far behind.

According to this source, the company has teamed up with OpenAI to make house hunting easier.

Now, you can just describe your dream home and neighborhood in everyday language, and it’ll show you listings that match your needs.

You can type something like, “I’m moving to Houston for a new job with a $150,000 salary.

Show me three-bedroom homes for sale with private outdoor entertaining space in neighborhoods with trendy restaurants.” 

And boom… you’ll get relevant listings in a snap.

Once you find a home you like, the plugin directs you to Redfin, where you can book on-demand tours with local agents.

The idea is to make the home search experience more personal and help potential buyers discover homes in nearby neighborhoods with similar vibes.

 

How Could You Implement AI Property Search on Your Real Estate Website?

All good for Zillow and Redfin…cudos to them. 

However, you may wonder how you could use AI property search functionality on your real estate website so you don’t get even more dependent on the large property marketplace platforms for your lead generation.

What follows now may feel a bit techy, but I will do my best to explain it in a not-so-techy way step by step.

Step 1: Research AI Property Search Tools

First, check out some AI-powered tools compatible with real estate websites so you can integrate them.

This usually means they should have an application programming interface (API) you can access. 

Look for features like natural language processing, machine learning, and personalization that can improve the property search experience for your users.

During my research, I could find the following you may want to consider…

1) Restb.ai: Offers an API that uses AI and computer vision to automatically tag and categorize property images, improving search relevance and user experience.

2) Roof AI: Offers an AI-powered platform to generate personalized property recommendations, automate lead engagement, and improve communication between agents and clients.

3) Azure Cognitive Search: A fully managed cloud search service that elevates the user experience. 

With integrated AI capabilities, it enriches the content and uncovers insights from various sources. 

Its semantic search feature comprehends user intent and prioritizes relevant search results. It also offers functionalities like auto-complete, geospatial search, and filtering. 

While it’s not a tool specifically tailored to real estate, it still can be used since it can be applied to all types of content on your website.

4) Pinecone: Similar to Azure, Pinecone is also a more generic AI-powered search tool you can integrate via its API. 

It’s a vector database for high-performance vector search applications and allows searching through billions of items for similar matches to any object in milliseconds. 

Vector search use cases include semantic search, product search, multi-modal search, question-answering, chatbots, anomaly detection, fraud detection, recommendations, data labeling, and more.

Step 2: Collaborate With a Web Developer

If you’re not tech-savvy, consider partnering with a web developer to help you integrate the AI property search tool into your website. 

They can ensure a smooth integration and help you customize the tool to match your site’s design and branding.

Step 3: Set Up Property Listing Data

Work with your developer to connect the AI tool to your property listings database or MLS

This way, the AI engine can analyze and process your listings to deliver personalized recommendations to your users.
